**Important:** You may have previously created an account on our Customer Account Portal to handle routine account activity, such as making your monthly payment. Please note that the Borrower Assistance Portal is a separate tool that utilizes advanced technology to help customers in financial distress. Everything related to your hardship is handled within this portal, while your standard options will remain in your Customer Account Portal.

### Frequently Asked Questions
#### Can I defer my payments?
This depends on multiple factors, including your loan type and individual circumstances. In many situations, we can offer a deferral or one of the other options that would bring your account current.
#### What kind of options are available?
Not all options are available for all loan types, but here are a few examples that we may be able to offer you:

**Forbearance**

- **How it works:**Temporarily suspends all or a portion of your monthly payment, followed by a formal plan using another option listed here to return your account to a current status.
- **Best used when:**Your hardship is expected to be short term in nature, or you know that you will be able to pay a particular amount on a specific future date and continue with your payments from that point forward.

**Repayment Plan**

- **How it works:**Adds a portion of past due amounts to your regular monthly payment until your account is current.
- **Best used when:**Your hardship is expected to be short term in nature, and may even be over, and you have the ability to make an increased payment for a short period of time.

**Payment Deferral**

- **How it works:**This option is available to qualifying Conventional Loans. The past due balance is set aside and due when your mortgage is paid off, refinanced, or you sell your home.
- **Best used when:**You have a temporary hardship and will be able to resume making your mortgage payment once hardship is over.

**Loan Modification**

- **How it works:**Makes your payment more affordable by permanently changing one or more of the terms of your original note and mortgage. Delinquent amounts can sometimes be added back into the loan balance.
- **Best used when:**You can afford a reasonable payment that is less than your current payment, and/or you don't have enough cash to bring your loan current.

**Short Sale**

- **How it works:**Allows you to sell your home for its current value, even if it is worth less than what you owe.
- **Best used when:**You are unable to afford the home any longer, can't sell it for enough to pay your loan in full, and want to avoid foreclosure and minimize the credit impact.

**Deed-in-Lieu of Foreclosure**

- **How it works:**Allows you to deed the property to us and walk away. We may be able to offer relocation assistance as well.
- **Best used when:**You can’t afford the home, can’t sell it for enough to pay your loan in full, and want to avoid foreclosure and minimize the credit impact.
#### Can you help me with my budget?
We can connect you with a HUD-approved, non-profit homeowners counseling organization. Our agents can provide you with the contact information, or you may obtain a list of such organizations serving your residential area by calling toll free 1-800-569-4287 or by visiting the HUD website at [www.hud.gov](www.hud.gov).
#### What kind of documentation will I be required to submit?
The following list contains examples of documents that may be requested during the review of your account:

- Proof of income (pay stubs, social security awards letter, or profit and loss statement for self-employed borrower)
- Expense documentation / financial statement
- Letter explaining your hardship
- Bank statements

Having these documents handy may help expedite the review process, but not all documents will be required for all situations and loan types.
