## Changes to Your Loan Servicing
We understand that the recent notification of a new servicer may be unexpected, but please do not be alarmed. Servicing transfers are common, and periodic portfolio reviews help us determine when transfers are necessary in order to continue making the dream of homeownership a reality for customers just like you!
Our Servicing and Customer Care teams are here to assist you and are working closely with your new mortgage servicer to ensure a smooth and seamless transition.

Transferring your mortgage to another servicer will not impact the original mortgage contract. The terms (loan amount, interest rate, etc.), payment schedule, and escrow payment (if applicable) will remain the same. The only change you will experience is where your monthly mortgage payment is sent.

You will receive a letter from us contain the contact information for your new mortgage loan servicer. You will also receive a welcome letter from your new servicer containing contact information and other important details such as how to make payments and establishing an online account.

#### Who do I contact for more information on my loan?
Your new servicer’s information is included on the Notice of Assignment, Sale, or Transfer of Servicing Right letter you received from Gateway. Please read this notice carefully! It is important to note that your loan details may not be immediately available to the new servicer, <u>please allow up to seven business days from the transfer effective date.</u>
#### How do I make my payments?
You will receive a letter from your new servicer with details on how to make your payment. Their contact information is included in this notice, should you have any questions.
#### What happens if I had automatic recurring draft payments setup already?
The notice you received from Gateway will specify if your recurring draft information is being transferred to the new servicer or not.

<u>If the recurring draft information is not transferred to the new servicer</u>, you will need to update your payment information as soon as possible. You will need to make alternative payment arrangements such as a one-time draft to ensure the loan stays current during the meantime. Please refer to the new servicers fee schedule for an updated list of potential charges. Gateway Mortgage will discontinue automatic payments as of the service transfer effective date.
#### I already sent my payment to Gateway for this month, what will happen with it?
If your payment is received prior to the effective transfer date, Gateway will apply it to your loan. If received after the effective date of the transfer, we will forward the payment to the new servicer for up to*** ***60 days*** ***after the effective transfer date. Payments received after the 60-day grace period will be returned to you. Late or missed payments after the 60-day servicing transfer may impact your credit score.
#### Will I incur a late charge or credit impact while Gateway sends my new servicer the payment?
The Consumer Financial Protection Bureau (CFPB) regulates servicing transfers of mortgage loans and requires servicers to adhere to certain rules. For 60 days after the transfer, the new servicer cannot charge a late fee or report a payment as late to a credit bureau if the payment was sent to the old servicer on time. This is to allow servicers to transfer funds without impact to the borrower.
#### My taxes/insurance were due, and my account is escrowed, who will be paying it?
If the invoice is received, Gateway will pay taxes and insurance up until the date of the actual transfer to the new servicer. Gateway generally pays invoices 30 days prior to their due date.
#### I am an authorized party on the account, will I still be able to call the new servicer and speak with them?
While all loan and servicing documents are included in the transfer to the new servicer, the new servicer will often require this to be setup through them as well.
#### I am on a repayment plan or loan modification; will the new servicer honor this arrangement?
The new servicer will receive all the information on your loan, including any repayment plans or modifications. Generally, they will honor these, but it is important to reach out to them to confirm once the transfer of your servicing is complete.
#### I have an active insurance claim to repair my property. What happens to my open claim?
All of your account information, including claim funds previously held by Gateway will be transferred to the new servicer. This includes the insurance claim packet and information you have already provided. Please contact your new servicer for any further action related to your existing insurance claim.
#### I have a new insurance claim and the damage to my property occurred while my loan was with Gateway. What did I do?
- Please contact your new servicer to complete the insurance claim documentation and follow their process.

*After the transfer of my loan, I received a check from my insurance company with Gateway’s name. What do I do?*

- Please complete the following:

  - Contact your new servicer and ask for a copy of their mortgagee clause and insurance claim process.
  - Contact your insurance company and give them a copy of the new servicer’s mortgagee clause. Ask your insurance company to void the existing check and reissue it with the new servicer as the mortgagee.
  - When you receive the new check, follow the instructions provided by your new servicer for the insurance claim.
